Retail centers in Buckhead, a wealthy Atlanta enclave, compete for some of the world's top brands as well as for local businesses that create world-class shopping and dining experiences. Buckhead Court shopping center, managed by our client Regency Centers, has seen a dramatic transformation in recent years to not only remain competitive in this environment but to become a destination of choice for local shoppers.
A great tenant mix has been a major factor in drawing customers back to the center. This property now features a signature restaurant, a luxury home goods boutique and several providers of spa and wellness services. The center and its tenants have also been working together on marketing and event planning to make sure that locals get the word about their offerings. Even with all this work, something still wasn't right. The center's old pylon sign wasn't creating a positive first impression.
"Your property's sign is the most visible part of your marketing," according to David Goodwin, Ad Vice Studios president. "As potential customers drive by, you've only got a few seconds to convince them to pull in and spend some time. Many people base their decision on your sign." The new Buckhead Court pylon sign does a much better job presenting a high-end feeling, incorporating custom designed light sconces and materials to match the building's exterior.
"We were extremely satisfied with the concept and design of the sign," said Lynn Redner, regional property manager for Regency Centers. While the new pylon looks like a million bucks, the design and engineering make use of cost-saving materials and retain the original sign's infrastructure. These decisions saved the client money without sacrificing on the final product. Finally, LED lights used on the new sign are much brighter than the old fluorescent lights and create a more positive visitor experience at night.

GreenGate is a high-end mixed-use community under development in the Richmond suburbs. Its retail component required comprehensive monument, architectural, and wayfinding signage that complemented the development’s unique urban-inspired design. We developed specific recommendations that took a cue from the community’s aesthetic, yet gave anchor tenants the ability to express their individuality with a mix of tenant-specific signage. With our company’s building code experience, we were able to help GreenGate gain local approval for a second monument sign that has allowed smaller tenants to gain similar anchor-level exposure.

Tysons Galleria is a three-level regional supermall in bustling and affluent Northern Virginia. Its owners wanted to create a contemporary statement and centerpiece in the mall’s center court. Working with our partners Daktronics and ci-design, our idea was to wrap the main elevator shaft with a lighted environmental display that included a 17x13-foot LED screen. The challenge, however, was that we could not enter the elevator shaft due to regulations and liability. If we so much as dropped a screw, an elevator specialist would be required to enter the shaft and remove it (and add to our costs). The 50-foot-tall, 13-foot-wide elevator enclosure was completed over 14 nights, with no disruption to the mall’s operations (and no dropped screws). The result is a display that not only makes a bold statement and gives the nearly 30-year-old mall a modern look, but the LED board offers the owners a new ancillary revenue source through paid tenant advertising.

You’ve seen and maybe even have one of the signs on your property: a faded, weather-worn beige pylon. It hasn’t been updated perhaps since the 1990s, and its design is stuck in the distant past – sending the message that the shopping center is, too. This was the case at Hanover Village, a retail center along a rural turnpike in suburban Richmond, Va. Our fresh take on Hanover Village sign is a nod to Hanover County’s fame as tomato-making superstar, with a bright red fruit sitting atop the colorful pylon as if waiting to be plucked from the vine. Instead of a traditional pole, we added a tomato vine texture on its exterior to give it some added flair.
